A warehouse is a system, not a shed.

Space is the cheapest part of the problem. What actually decides whether a facility works is the system running inside it: how stock is received and put away, how accurate the count stays at 3am, how fast an order moves from drop to dock, and whether the paperwork holds up when an auditor walks in unannounced.

Companies usually discover this in month two — at full cost, in their own name, with their own customers waiting.

We have spent years building that system and running it at scale: 50+ facilities, 65,000 orders a day, 35,000 live SKUs across pharma, chemicals, FMCG and e-commerce. You get the system and the people who run it, on day one, without rebuilding either.

Format 01

Fulfilment centres

B2C and marketplace fulfilment at volume — inward, binning, batch picking, packing to spec, manifesting and handover. Built around your SKU velocity, not a generic layout.

Format 02

Dark stores

Quick-commerce micro-fulfilment inside the demand cluster. Sub-3.5-minute pick-to-pack, zone picking on routed paths, and a roster that holds through the evening peak.

Format 03

Distribution hubs

Regional stocking points feeding retail, distributors and downstream warehouses. Bulk inward, break-bulk, route-wise dispatch and reconciliation you can actually audit.

Format 04

Specialised storage

Pharma and chemical-grade facilities, temperature-controlled zones and bonded warehousing — where the licence, the log and the chain of custody matter as much as the throughput.

Inventory accuracy

Scheduled cycle counts, FEFO and batch discipline, ageing control and shrinkage traced to a shift and a person. Numbers that survive an audit.

Pick, pack & dispatch

Zone and batch picking on routed paths, packed to your spec and branding, manifested and handed to carrier or rider inside the window. Every step timestamped.

Compliance & audit readiness

Licences, labour registers, fire and safety, pharma and chemical handling norms, bonded documentation. Kept current, kept filed, ready before the inspection.

WMS & systems

We work in your WMS, OMS or seller panel, or bring ours. API, scheduled file drops or direct operation — whichever gets the site live fastest.

Value-added services

Kitting, labelling and MRP stickering, QC sampling, repacking, bundling and returns processing — done at the warehouse instead of at a second vendor.

Day 0–3

Site shortlist and sign

Three vetted options against your demand and transport map, with rent, power, access, labour availability and neighbour risk laid out side by side. You pick; we close.

Day 4–8

Fit-out and racking

Layout drawn around your SKU velocity — fast movers at the mouth, bulk at the back, quarantine and returns zoned separately. Racking, bins, packing benches, power backup, CCTV.

Day 9–13

Hiring and training

Facility manager first, then the floor. Trained on your catalogue, your packing spec, your handling norms and your exception rules before a single order lands.

Day 14–17

Inward and integration

Opening stock received against GRN, QC'd, binned and mapped. Systems connected — API, SFTP or direct operation inside your panel — and reconciled before go-live.

Day 18–20

Dry run and calibration

Live-fire test orders through the full loop. We measure pick times, find the bottleneck, and move the layout before it costs you a customer.

Day 21

Live

First real dispatch, with two weeks of hypercare on site and your ops lead physically present through the first peak.

The five we always get asked.

Do we have to lease the building ourselves?
Either way works. We can operate a facility you already hold, or take the lease in our name and bill you a monthly operating fee. Companies entering a new region usually prefer the second — it keeps the exit clean if the demand isn't there.
What does it cost?
Two structures. A fixed monthly operating fee plus a per-order or per-unit variable, which suits predictable volume; or a fully variable rate above an agreed minimum, which suits businesses still finding their run rate. We quote after seeing your SKU profile, order pattern, storage type and handling spec — there is no useful list price for warehouse operations.
Is there a minimum size or volume?
A dedicated facility needs enough throughput to justify a full roster. Below that, we will say so and offer shared space inside an existing site rather than sell you a floor you cannot fill. Tell us your current daily orders and storage footprint and we will tell you which one you are.
Can you handle regulated or temperature-controlled stock?
Yes — pharma and chemical handling with FEFO and batch traceability, temperature-controlled zones with logging and excursion handling, and bonded warehousing where customs documentation is part of the flow. These sites are run to the licence, not to a general standard.
How do we know the numbers are real?
Cycle counts are scheduled and the raw count sheets are yours on request. Dispatch timestamps come out of the system, not out of someone typing them in. And the floor is open to you unannounced on any working day — that is the difference between a partner and a black box.
